If you've been considering building your dream home you've come to the right starting place. We help our clients design their property from the ground up!
There are so many things to consider when building your new home from scratch. To get you started we have listed some of them below;
Have you purchased land? Its helpful to already have this is place so that we can survey the plot and start designing within the boundaries of the land. Its essential to take into consideration the path of the sun across the site and any existing trees or features that you require to be retained.
Is there already a property on the plot that you have purchased? Are you looking to demolish this or build on garden land?
Planning permission (and Building Regulation approval) will be required whether you are demolishing an existing building, building on a piece of land or on a garden space. As part of our service we will submit the necessary applications along with the adjoining forms and architectural drawings. For further information you can visit the planning portal.
What's your budget? This has to be considered right from the architectural drawing of stage 1 as this can set the scale of your build.
Do you have a builder or contractor in mind? If you need help with this as a client we can provide you access to our dedicated builders information area. This includes information of local builders that we work with regularly. Whilst we do not recommend them directly we provide you with testimonials from their previous clients along with photos and their website information so that you can make your own informed decision.
Is the land located in a conservation area? One of the big things to consider is what the area you are building in is like. In order to have a good chance of gaining planning approval you will need to make sure that you are sympathetic to the surrounding area.
Your new build will require Building Regulation approval and Structural Calculations. This is a service that we can provide you with. Much like the submission of a planning application we will apply for building regulation approval to your local council submitting the required documents and drawings. When structural engineers are required we will obtain quotations on your behalf and submit them to you for your approval. We will then liaise with them on your behalf moving forward.
